We are a multidisciplinary company that brings together expertise in engineering, planning, development, and design to secure the best possible planning permissions and deliver maximum land value.
Our approach to land promotion is different. Rather than beginning with design work that may be unrealistic and ultimately frustrating, we focus on understanding each site in depth and carefully managing the challenges from the outset.
By bringing all key disciplines in-house, we’re able to streamline the process and unlock each site’s full development potential.
We believe that strong relationships are the foundation of successful projects. Every site we promote is underpinned by a close working relationship with the landowner. We take the time to understand your goals and align on strategy from the very beginning ensuring we’re always working toward the same outcome.
An initial meeting is held with the landowner to understand what their objectives are.
Apex Land will then provide the landowner with advice which presents options for planning and development of the land. This stage will be supported by our sister company Red Planning who are a successful Planning Consultancy.
We will meet again to discuss various options and land values before agreeing a strategy on how we can work together.
When the strategy is agreed we will prepare a simple form of agreement in plain English.
Once the agreement is signed we will commence work.
The next Cornwall Local Plan will run until 2050 with the process of selecting new housing and employment sites commencing in January 2024.
Whilst the current Local Plan runs until 2030 the council wish to make an early start on the next plan by identifying sites during 2024 which can deliver homes and jobs. Many of these sites will go down a path to formal allocation, others can be brought forward quicker in this next ‘transition’ period.
Our “Call for Sites” submissions begin with a thorough feasibility check which includes physical constraints such as services, utilities and drainage, as well as a review of mapped designations such as Conservation Areas and the AONB.
We then prepare a comprehensive site assessment which measures land against the criteria which Cornwall Council will use to score sites.
We can provide additional services where necessary such as constraints and opportunities plans, engineering drawings, site layouts and masterplans, and promotional documents.
