The land at Packsaddle was an infill plot that had been undeveloped for some decades and was blighted by Flood Zone 2 and 3 status. The landowner approached us to seek advice on the prospects of securing planning permission for a dwelling.
Red Planning carried out a planning assessment and presented Apex Land and the landowner with a strategy to overcome the flood risk issues. Apex Land then entered into a joint venture agreement with the landowner.
The proposal had considered local agent advice on the market values for the area. We decided to go for a single dwelling on this large site and target a high quality, high spec dwelling for a self builder.
Prior to planning we discussed the application with the nearest neighbours and during the application we attended the Town Council meeting who unanimously backed the proposal.
Apex Land took on the responsibility for clearing what was a heavily wooded and overgrown site.
Once cleared we then engaged suitable local consultants to deal with the ecology and flood risk issues which were the two biggest planning risks.
Both issues were satisfactorily dealt with and neither were a problem at planning stage.
Apex Land submitted and dealt with the application through to the permission being issued.
Apex Land managed the marketing and sale process via a local agent.
The site was sold to a self-builder for a sum far in excess our initial target price.
