Apex Land acted for the landowners of Little Halgavor Farm in Bodmin.
The land measures 51 acres and comprises of agricultural land and buildings which adjoin an allocated housing site on the southern edge of Bodmin.
Apex Land’s sister company Red Planning Ltd prepared a comprehensive Planning Appraisal of the land’s prospects for development. The appraisal explained why the land was likely to be considered suitable for a large scale residential or mixed use scheme. A strategy to achieve planning permission was provided which helped purchasers see the potential of the land and its value.
Red Planning supported Apex land throughout the sale process providing additional planning advice when necessary.
Apex Land were instructed by the landowners to market the site to a range of potential purchasers.
Apex Land prepared a marketing brochure and planning strategy targeting a range of local, regional and national housebuilders, promoters and investors.
The preferred offer which was accepted was in excess of the guide price.
Apex Land have subsequently negotiated a lease that enables the previous owner to remain farming the land.
Apex Land have also negotiated new and improved terms with the existing driving range tenant on behalf of the new landowners.
