Class Q Conversions of agricultural buildings for residential use in Cornwall & Devon. We help landowners and farmers maximise the value of their land holdings through the planning system.
Agricultural buildings meeting certain conditions can now be converted into residential use with up to 5 dwellings under permitted development rights. These are known as Class Q Conversions.
In a move to support the agricultural sector and deliver more housing, permitted development rights have been extended to include the conversion of agricultural buildings.
These rights could be taken away at any time so if you think you have a suitable building talk to us now to clarify whether you qualify or not.
We offer a range of options to suit our clients which include covering all the planning costs entirely at our risk.
Do I have a qualifying building?
The building must have been in agricultural use on March 20th 2013
It must not be in an AONB or World Heritage Site or a few other specific designated areas
Its current floor area must not be greater than 450sqm
How does it work?
If you have a qualifying building then a prior-notification application needs to be submitted to the local authority. This is not a proper planning application but more like a check that the conversion is OK to go ahead.
It does require a number of plans and reports which we will prepare and submit on your behalf.
If this is successful then the conversion can go ahead or alternatively the real value from the class Q opportunity comes from submitting a full planning application for new build rather than carrying out the conversion which may not be desirable.
